Queens 7 Garage Renovation

 

When this project started with Smith-Miller + Hawkinson Architects (SM+H) our assignment was to fully renovate this facility inside and out. After an accurate assessment of the facility’s deficiencies relative to budget constraints, the scope was modified to focus on sub-slab plumbing replacement and replacement of other MEP systems for NYC’s Sanitation Department (DSNY). Substantial structural work is required to replace an area of failed slab, and to access the sub-slab plumbing via a series of trenches in this two-way reinforced standing slab.

The renovation of this facility has to be done while facility continues to operate. Only during the warmer six months of the year could construction activities take place. During this time, work had to be phased to allow sufficient space for DSNY activities. As Project Manager throughout all phases of this project I coordinated the six phases of the project.

In particular I developed the breakdown of the phases to meeting DSNY’s minimum parking count, incrementally install new sub-slab plumbing in phases while leaving existing plumbing operational until it could be replaced, and ensuring each phase ended in a structurally viable location.

This project began construction in 2020, and is scheduled for completion in 2022.
